✅ The Candidate Pledge

Purpose: Set a higher bar (transparency, Q&A, conflicts).
Ask every candidate to sign. Post the signed pledge before the vote.

By signing, I commit to measurable standards owners can verify.

1) Transparency & Reporting

  • 7-day summary: Within 7 days after every board meeting, publish a one-page update: budget vs actual, key decisions (with rationale), project status, upcoming votes.
  • Decision log: Maintain a log for each decision (issue → options → legal basis → vote tally → rationale). Share with owners on request.
  • Legal spend sunlight: Monthly summary of what matter and how much (YTD and month).

2) Money & Procurement

  • Three-quote rule: For any commitment > $25,000, run a competitive process (or write a public exception with reason).
  • Award rationale: Publish why the winner was chosen (price, quality, timelines, references).
  • Change-order control: No change order without written scope, cost, reason. Keep and publish a change-order log monthly.

3) Projects & Reserve

  • Roadmap: Publish a 12–24 month project plan (scope, milestones, target cost).
  • Funding clarity: Label every project with its funding source (operating / reserve / special assessment / loan) and fee impact.
  • Clean closeout: Holdbacks, warranties, manuals, completion sign-off—documented.

4) Meetings, Votes & Q&A

  • Recorded votes: Support recorded votes on elections, by-laws, and any owner-requested item.
  • Real Q&A: Minimum 15 minutes of owner questions per owners’ meeting; concise written answers posted with the 7-day summary.
  • Plain-language notices: Before major decisions, provide a short explainer: what, why, cost, timeline.

5) Ethics, Conflicts & Respect

  • Conflict protocol: Disclose in writing before discussion; recuse from the vote.
  • No retaliation: Never punish owners for lawful questions or participation.
  • Dignity first: Replies are civil, brief, and timely – even in disagreement.

6) Accessibility & Accommodation

  • Humane timelines: Acknowledge accommodation requests within 5 business days; propose a plan within 15 unless medically urgent.
  • Privacy respected: Handle medical and personal info with care and confidentiality.

7) Availability & Basics

  • Show up prepared: Attend ≥90% of board meetings; read materials in advance.
  • Owner response: Reply to owner emails routed via the official channel within 5 business days (or set expectations if more time is needed).

8) Training & Compliance

  • Director training: Complete the required training within 60 days of election; refresh annually.
  • Know the rules: Read and follow the declaration, by-laws, rules, and the applicable law.

9) Accountability

  • Own misses: If I miss a standard, I’ll disclose it within 7 days and show the corrective action.
  • If I can’t meet these standards consistently, I won’t cling to the seat.
