🎭 The Sandbox Brats

Picture this: a group of toddlers in a sandbox. The toys are shared, the sand is shared, the rules are clear – everyone plays together.

But then – enter our “Board Brats.” They snatch the shovel, build a crooked castle right in the middle, and declare, “This is OURS now!” Never mind that the sandbox belongs to everyone. Never mind the rules that say you must ask before changing what belongs to all.

These self-crowned monarchs of the playground act like they’re entitled to redesign the entire sandbox without so much as a “Do you mind?” to the other kids. In the real world, we call this: illegally altering common elements.

  • Step 1: Ignore the law. Pretend the rules don’t apply to you.
  • Step 2: Make unilateral changes with the smug confidence of a child who’s never been told “No.”
  • Step 3: Throw a tantrum if anyone dares suggest that maybe, just maybe, the rest of the sandbox players should have a say.

Ontario’s Condominium Act, 1998 is not ambiguous here. Section 97 sets out the rules:

  • Minor changes (under $30,000 or 1% of the annual budget) → The board can proceed but must give owners notice.
  • Substantial changes (anything above that, or anything affecting the appearance, use, or enjoyment of the property) → Require a vote of the owners.

Translation: they can’t just grab the shovel and build a fortress without your say.


🍼 The Entitlement Problem

Entitlement is not even cute in a toddler. It’s a disaster when grown adults on a condo board act the same way. At least kids eventually learn how to share. Our board? They cling to the toys like they invented sand itself.

And here’s the hard truth: you would never let your child play with brats like this. So why do you keep electing them to manage your home and your money?

The law says:

  • Substantial changes = your approval required.
  • The board says: “We do what we want.”

The choice is yours: keep handing the shovel to entitled children, or take it back and run your community like adults.
